Building Your Real Estate Team
How many people do you partner with each day in your business? Or do you call it “collaborating”? Either way, you know by now that you can’t do business in a vacuum. At some point, you have to work with people who have different skill sets or connections that you need to get things done. It doesn’t make sense any other way. Partnering is an effective way to do business.
From a real estate investing perspective, we’ve learned that there are huge benefits from thinking like a team leader - even if you’re the only one who works in your office. Partnering in this context doesn’t mean you take on an actual business partner. Rather, you’re working to get to know people that may be able to fill in the blanks for you on certain projects, and you’re trying to build a cooperative mentality between the people you already know.
Think of yourself as a football coach, if you like. Obviously, you have to bring the players together as a team, but you’re also coordinating the efforts of the rest of the coaching staff to bring those plays together. You’re working with your team owner and their staff on the administrative stuff, you’re teaming up with the media to manage the publicity - you’re building a network of relationships with one common goal: encouraging the players to win games.
Closing a real estate deal uses the same principles. You need to choose the right accountant and the right attorney to answer questions and help with paperwork. You’ll need to get to know people in different financing areas - local bankers or private lenders - to help with purchasing your properties. So who else could you partner with?
Your first step is to find a go-to person who has been around in the real estate game for a while. This is your partner for those trouble spots you’re going to find in almost every deal. Even better, find someone with experience in coaching new real estate investors. Now, that may sound like an opinion rather than fact - especially since I’m a real estate coach - but I promised to tell you what I know about making more money than you ever dreamed, and this is the way to go. Think of it as an extremely cost-effective continuing education program.
Your in-house team is your next big partnership. Get advice from your guru on what skill sets to look for and how to structure the office duties. Then train your new people extremely well. The more they know about what you’re doing and why, the better partners they can become - just in case you need a pinch-hitter someday.
It’s a great idea to have someone who knows title issues on your team as well. This could be a current or former employee of a title company, but in either case, you’ll want to develop a relationship with at least one knowledgeable person you enjoy working with in this area. You never know when you’ll need to tap into their knowledge bank about something.
Your network of referral sources may take the most time to cultivate, but partnering with these people will also generate the biggest profits. You can’t make the money if you don’t have the deals, and the right partners can fill your pipeline to the brim. Take the time to get to know the people who know the rest of the people in your area!
You may find that real estate agents make the best referral sources. They are the first contact for most homeowners who need to sell, and there are limits to how many of those homeowners they are able to help. Maybe they’re just looking for someone to take over dealing with all the problem properties they find. Maybe they know enough people that they hear things others don’t. Get to know a few of the busiest Realtors and make sure they remember what you can do to help.
When you’re building partnerships in your local market, never forget that the benefits of knowing these people are mutual. The real estate market is rough all over, and there may be a time when they’ll need a short sale expert on their speed dial as well. Once you’re able to establish yourself as the go-to person for problem properties, their trust in you will increase to the point where they introduce you to other people you may never have met without them.
When you partner with other people in your community, you’re doing more than just furthering your own business interests. You are becoming a part of that community. You become someone that other people want to partner with. You are perpetuating the idea that it really does take a group effort to accomplish something important - in this case, helping homeowners avoid foreclosure.

Short Sales: Avoiding Fraud When Closing Consecutive Transactions
Did you ever ask a title company to close a back-to-back transaction on the purchase and resale of a house? What was their response? Was it yes, no, or maybe? When you’re dealing with short sales, you have to expect the title company to lay down some ground rules (if not completely resist working with you). Too many real estate investors have left a fuzzy paper trail during same-day closings, and they don’t want even the appearance of fraud in their office.
If you don’t know what you’re doing, you’re opening up a real can of worms at that title company by asking them to do back-to-back transactions. Those closings are a serious focal point of the people who are prosecuting real estate fraud. The legal trouble isn’t worth it, let alone the slide your reputation will take.
The best way to avoid trouble is to set up each short sale transaction with the title company ahead of time. You’ll need to be as up front with them as possible about what you’re doing and why - and they’ll definitely do the same for you. You may have to go the extra mile to prove that there is no fraudulent behavior going on, but the key is to establish certain rules for each closing.
1. Make it clear that the homeowner has no equity or negative equity in the property. Be ready with documentation like written gross payoff letters, which prove how much is owed on the property, and net payoff letters, which show the payoff after discounting the mortgage. The sales price minus the amount owed needs to be zero or less.
2. No cash back is allowed for the seller on the first (A-B) transaction. The purchase price, to be paid in full by the investor, is simply the total amount of all lien payoffs plus the cost of the conveyance fee for transferring the deed from the seller to the investor.
3. The homeowner in the first (A-B) closing and the buyer in the second (B-C) closing must be unrelated in order to prove that they are conducting two separate transactions.
4. The vested property owner in the first (A-B) transaction must be at the closing to sign the HUD-1 in person to show that they have received full disclosure of the terms of the sale, including the sales price. Also, the property owner and the investor/buyer must both agree to release the HUD-1 to the end buyer’s lender if that lender needs evidence of the amount of each lien’s payoff.
5. Any lender used by the investor, or the buyer in the first transaction, must give written evidence that they are aware of the investor’s plans to conduct back-to-back transactions to purchase and resell the property. However, as far as I know, the seller’s lender (the one who is foreclosing on the property) is not required to do this as their involvement ends after the first (A-B) transaction is closed.
Cover those five points with the people at the title company, and you will be able to quick-turn your short sales much more smoothly. This is what I love about my job - I can write about what I know and keep you from learning about legal troubles the hard way! Real estate fraud isn’t something you want to learn about firsthand. Making Your Money From Home - The Benefits
With the internet and ease of use of online facilities and technologies, there are many people that are now opting to work from home instead of at a ‘normal’ job in an office. There is no need to travel during rush hour, there is no need to get up super early in the morning (unless you feel like it!), or come home extremely late in the evening. When you are at a regular work place, you are exposed to all kinds of germs and bacteria, usually from people who come to work sick, and inadvertently spread it around to other people. Or from people who are less than hygienic using your phone or desk. You get sick, miss work days, bring your illness home with you, or struggle on regardless. When working at home you are less exposed to these problems, and can maintain your overall health much better. If you do get ill and want to carry on working, well you can work in bed!
If you are working at home, you can fit in exercise more easily and everyone knows that more exercise equals better health. You can exercise, shower and get back to work within the hour, no problem. Or you could take 15 minutes to meditate each day, an excellent way to stay on top of things and rejuvenate your mind. If there are household or family related chores that need doing, well you can do those in your break and not have to worry about fitting them in at the weekend.
When working from home, you can work on more than one business if you choose to, allowing yourself to increase your own salary as many times as you want. And what’s more, it is actually more secure to work for yourself at home. You can lose a ‘normal’ job just because someone says two words to you - you’re fired.
So, just a few benefits of working from home have been touched on here - diet, peace of mind, health, exercise, reduced stress, extra income.
